Characteristics of our Ideal Property

1. Our objective

We wish to acquire a building/buildings suitable for use as a large B&B or small hotel either immediately or after some conversion work

2. The Building

Essential

the main building (or sole building if there is only one) must be structurally sound;
in terms of size it would need to be capable of supporting from 10 to 20 bedrooms in addition to ancillary rooms such as the kitchen, dining room, etc.

Desireable

we have a preference for a property that is special or unique in some way eg a château or mill;
a pool (or space for one) would increase our interest but is not essential.

3. The Region and surroundings

the property should be near water which is suitable for swimming, preferably on the coast, though a lakeside/riverside property could also be acceptable; (by "near" we mean within about 10km);
since we intend using the property as tourist accomodation, it will, of course, need to be in an area that attracts tourists;
broadly speaking we would expect it to be in the southern half of France.

4. The price range

it is difficult for us to be precise with this aspect as we expect to have to undertake at least some conversion work;
from several properties that we have already seen, we believe that there would be little point in going much below €100,000 although we could be persuaded otherwise were the location to be ideal;
in practical terms, we would be unlikely to consider anything above around €300,000 (though for an ideal property which fully met our needs without any conversion work, we could go a little higher)
